Most of our garden rooms are designed to fall within permitted development rights, meaning they don’t usually require planning permission. However, larger structures (such as oak-framed garages or coach houses) may need approval, especially if they exceed height or boundary restrictions. As part of our service, we’ll advise you during consultation and, if required, assist with the planning application process.

2. What materials do you use, and how durable are they?
We only use premium-grade cedar, oak, and weather-resistant materials chosen for their beauty and longevity. Cedar cladding naturally resists rot and decay, while green oak frames provide timeless strength. All structures are insulated, weatherproofed, and built to perform year-round, ensuring they remain both beautiful and functional for decades.

3. How much does a bespoke garden room or oak-framed structure cost?
Our bespoke garden rooms start from around £17,000 for smaller designs, while larger models such as The Arboreum range upwards to £60,000+ depending on specifications. Oak-framed garages and coach houses are priced individually, based on size, materials, and design features. Every project includes a detailed quotation so you can see exactly what’s included.

4. How long does it take to complete a project?
From initial consultation to completion, most garden rooms take 6–10 weeks depending on size and complexity. Oak-framed garages and coach houses may take longer due to groundwork and structural requirements. Once your order is placed, we provide a clear timeline and keep you updated at every stage.

5. Do your buildings come with electrics, heating, and internet?
Yes. As one of our directors is a qualified electrician, all electrical works (lighting, sockets, data points) are installed and certified to UK standards. We can also add heating, air conditioning, and Wi-Fi solutions so your garden room or oak building is fully functional from day one.

6. What warranty and aftercare do you provide?
All our projects come with a comprehensive workmanship and structural warranty (up to 10 years depending on build type). Electrical works are fully certified and guaranteed. To give you peace of mind, we also offer Aftercare Service Programs, ranging from annual inspections to full maintenance packages that keep your investment looking and performing like new.
